1. Initial Design Process

Meet & Greet
Feel free to visit our office for an initial consultation. This is an opportunity to understand our expertise, discuss your ideas, and explore how we can support your project.
Site Feasibility Check
If you have not yet purchased the property, we can assess the site feasibility, development potential, and constraints to help you make an informed decision.
Budget Planning
To support you effectively, we will discuss your budget expectations for building or developing the property. Based on this, we can provide an indicative cost range and development guidance. We also provide the quotation for the design work.
Design Checklist
Let us know your requirements, such as the number of bedrooms and key design features you would like to include. This helps our team align the design approach with your vision from the outset.

2. Resource Consent

Planning
We review the Auckland Unitary Plan to confirm the planning controls and zoning applicable to your site. This ensures the proposed development can be designed to comply with planning requirements and consent conditions from the outset.
Architectural Design
We provide a range of initial concept designs for you to choose from, or we can develop a customised architectural design tailored specifically to your site and development goals.
Civil Engineering Design
Our civil engineering team designs essential infrastructure, including three waters services (stormwater, wastewater, and water supply), shared driveways, and flood assessment solutions where sites are located within flood-prone areas.
Our Specialties & Consultants
We coordinate and engage experienced professionals across the land development sector to support your project. This includes planners, surveyors, geotechnical engineers, structural engineers, and other specialists to ensure all project requirements are addressed efficiently.

3. EPA & Building Consent Stage

Engineering Plan Approval (EPA)
Engineering Plans are prepared in accordance with the site conditions and Resource Consent requirements. This stage covers underground services such as stormwater, wastewater, water supply, and shared driveways, ensuring compliance with council and service authority standards.
Building Consent (BC) Plans
Based on the approved Resource Consent design, our architectural team develops detailed construction drawings. We also coordinate with specialist consultants, including structural engineers and truss designers, to support the Building Consent application.
Specific Technical Designs
Additional approvals and technical designs may be required prior to construction, depending on the project scope. Our team manages these processes to ensure construction can proceed smoothly without delays.

4. THE BUILD

Design Completion
This stage marks the completion of all design and consent documentation. Once approved, the project is ready to move into construction.
Quotation & Building Contract
With approved plans in place, you can obtain accurate construction quotations and proceed to signing the building contract with confidence.
Interior Design
Our interior design team will assist with internal layouts, finishes, and selections, helping you make informed decisions and bring your vision to life.
Construction
